Is it too hot for viewings?

This summer has been incredible so far, waking up and knowing that the sun will be shining has been a dream for our team. There is no doubt that properties always look better in the sunshine, but has this wealth of sunny days put a dampener on people looking to view a property for sale or for rent?

Let’s be honest, all we want to do when we finish work is get outside, whether that’s indulging in a lovely drink with family or friends, or simply enjoying the outdoors.  We can understand why some prospective buyers and tenants are not viewing as many properties as they normally would, who wants to be stuck inside on a day like today?

Therefore, we have some top tips to make sure that your apartment is not too hot to view.

Let the air in

In this heat, walking into a stuffy home can be a real turn off.  Try and open as many windows as you can to let the fresh air flow through your apartment.  If you don’t want to leave them open all day, let us know and we can try to get there prior to the viewing to open for the viewing, and close before we leave.

Sell your outside

One thing that we love about apartments in Bath is the incredible and often creative outside spaces that come with the properties.  From small terraces with incredible views to rooftops offering such versatility, to private gardens full of colour and life. 

Never undersell this area of your home, no matter what the season, as it is a huge selling point of your property.  Make this space more inviting my staging it for your viewing, a couple of cushions, and maybe a book placed on the sunbed.  Entice them to take a moment in your outside space to relax and just be, as soon as they start to see themselves living there, the closer you are to an offer.

Cool them down

Viewing a property can be thirsty work in this weather, a lovely touch is to leave a chilled drink for them to enjoy in your outside space or the kitchen.  Again, this slows the viewing down and gives them a chance to really get to know your home and its benefits.

Add some colour

Plants and flowers really add warmth to a property, whether you add a vase of flowers to your living room, or a couple of plants to your terrace, make sure you have added colour to key areas of your home.
